In 1996 the government created a law in which all landlords who rent part, or all of a property, have to have all gas appliances and pipes checked every 12 months with a certificate to prove it.

 

A registered engineer will check the following:

 

   Check appliance for gas leaks

   Check pressure of both standing and working

   Check stats against manufacturers data

   Check for satisfactory, necessary ventilation

   Test flue flow

   Check operation of all the flame failure devices

   Check for physical stability, presence and effectiveness of stability brackets

   Investigate any evidence of unsafe operation and report to a responsible person
